The Welsh Government have released the consultation document for Renting Homes (Wales) Act 2016 – Fitness for Human Habitation. The document outlines :
- the content of the regulations, including the specific requirements to be placed on landlords
- the draft guidance on the regulations.
If the proposals are implemented, landlords in Wales will be required to meet the standards within the regulations to ensure their properties are fit for human habitation. The document outlines 29 matters and circumstances which could give rise to potential hazards including asbestos and radiation.
Daniel Roberts. Sentinel Environmental Director comments “We welcome these new proposals by the Welsh Government as the ultimate goal is to improve living standards. Asbestos and Radon are both hidden killers, the proposed regulations now address management of asbestos containing materials in a building and the levels of radon gas, and thus reducing the chances of potential exposure. The content is clear within the regulations, making it clearer for both Landlords and Tenants, and more representative of modern living standards as a whole.”
The Consultation document ‘Renting Homes (Wales) Act 2016 – Fitness for Human Habitation’ is open for a period of 90 days and responses are required by 12 January 2018.
